Dear tenants and landlords, here’s an important reminder:
There are some obligations that the tenant always has when renting a space. Other obligations are optional and can be taken only when the tenant consents to it in a written form.
Thus, it’s important for tenants to read the rental contract, see if they want to take all the duties written in the contract and make sure they know what they’re really committing to.
Tenant’s obligations are always:
✔️ Paying the rent
✔️ Maintaining the apartment in a good state
✔️ Informing the landlord of repairs that are necessary
✔️ Allowing the landlord to enter to check the state of the apartment, to do repairs or to show it to future tenants
✔️ Paying for the damages that exceed the normal wear and tear of the usage
✔️ On contract termination, cleaning the apartment to be in a normal/standard state considering the usage
Tenant’s obligations are only when agreed upon:
✔️ Paying the fee of signing the rental contract
✔️ Paying the deposit
✔️ Paying for the utilities
✔️ Paying for the maintenance of the house or the renovation fund (remondifond) in a reasonable amount
✔️ On contract termination, thoroughly cleaning the apartment or ordering a cleaning service
